Who are Which Real Estate Agent?

We are one of Australia’s first agent referral services, established in 2012. Our goal is to help you connect with qualified vendors looking for top agents in your area, and foster a relationship of trust between vendors and agents.

We are visited by nearly 400,000 people a year interested in selling advice and agents.

Our top-notch service has given us over 1,000+ 5-star ratings on independent reviews platform Shopper Approved. This means we’ve received better reviews and more ratings than any other agent referral service.

To do this, we focus on giving quality referrals. Unlike other referral sites, who send referrals before ever speaking with the vendor, we always qualify our leads by phone with our professional staff to learn more about the vendor’s selling motivations, the property, and the kinds of agents they are looking for.

How does Which Real Estate Agent help me?

We are visited by nearly 400,000 people a year interested in finding the best agents in their area. Our rigorous qualification process for vendors means that about 5000 properties a year are referred to agents.

We don’t just ask the vendor for standard information, such as the address or number of bedrooms. We ask questions to understand the underlying needs of the vendor and what they need in an agent.

This information is then used to select agents, but is also passed on to you, so you have an advantage over competitors before even meeting the vendor. No other referral company comes close to the amount of care we put into understanding the needs of vendors and agents.

In contrast to other referral companies, Which Real Estate Agent will qualify every lead by phone call. This means you can be sure your referral is a real person that is looking to sell.

Upon qualification, Which Real Estate Agent staff will then refer agents based on sales history data, reviews and other performance statistics.

To assist in facilitating a sale, we will always schedule multiple check-ins with vendors and agents during the sales process.

Should the vendor put a sale on hold, Which Real Estate Agent will keep in contact with them and let you know when they are ready to jump back into the market.

In the case of an unsuccessful referral, we will always attempt to receive and pass on feedback to increase your chances of success in the future.

How many other agents do you refer for each opportunity?

Unlike our competitors, Which Real Estate Agent refers on average just 2 agents per property, up to 3 at most.

We are confident that our information gathering and stringent agent selection process will identify agents that are well-equipped to assist our vendors.

We appreciate that agents must invest time and effort into speaking with leads. This means keeping the agent pool small and high quality to give you the best chance of being appointed.

What is the cost associated with referrals from Which Real Estate Agent?

If you agree to receive the referral, and are then successful at selling the property, we ask for a portion of your selling commission as our referral fee. If there is no sale, we do not collect a fee.

Which Real Estate Agent charges an industry-standard 20% referral fee, including GST. It is payable upon settlement of the property. For more information, please refer to our agent referral terms and conditions.

What happens if I have been in contact with the vendor before the referral?

We always ask if vendors have spoken with agents recently and avoid referring any that they have been talking to.

However, if you have received a referral but have already been in contact with the vendor or appraised the property within the prior 90 days, just let us know after receiving the referral and no fee will be payable. For more information, please see our agent referral terms and conditions.

How do you select the agents you refer to?

We select agents based on sales history data, reviews and other performance statistics.

This includes statistics such as sold volumes and days on market to find agents that would best satisfy the vendor’s needs.

If you have received a referral, then you have achieved sales in the area that have placed you in a good position to sell this vendor’s property.

You are likely to be more familiar with the property type, price range, location and/or other factors that make you better equipped than other agents in the area.

How do I sign up to Which Real Estate Agent to receive referrals?

There is no sign-up process to begin receiving referrals.

High-achieving agents that get great prices with lower days on market in their area will generally receive more referrals than others.

If you have received a referral from us, then congratulations. Our agent matching process has recognised you as a top-performer in the area.

What can I do to maximise my chances of success with the referral?

Agents that contact the vendor quickly have the highest likelihood of succeeding. Contacting the vendor within an hour of the referral will dramatically increase your odds of being appointed.

We have found that after 2 or 3 appraisals have been booked, vendors will usually deny any more bookings. This means you have your best chance as one of the first three agents to contact the vendor.

Also, make sure you read the notes included on each referral that give instructions on when it may be best to contact the vendor, their preferred contact method and any other important information.
